This page sells whole-house water softeners for hard city and well water from Mid Atlantic Water, an online-only family company that ships free to the lower 48 states. Hard water (above about 7 grains per gallon, 120 mg/L) leaves white spots, scale on fixtures and inside water heaters, and soap scum; a salt-based ion exchange softener removes the calcium and magnesium. Fleck 5600SXT metered softeners with 10% crosslink resin: 32,000 grain $1,495; 48,000 grain $1,995, the size most homes need; 64,000 grain $2,195 for five or more people or water above about 15 grains; 80,000 grain $2,495 for very hard water or a big household. Fleck 2510SXT 64,000 grain $2,495. Fleck 9100SXT twin tank 64,000 grain $2,695 and 80,000 grain $2,995 (soft water during regeneration). Bluetooth smart softeners $1,495 to $1,895. Salt-free conditioner $2,895: Filtersorb media prevents scale up to about 25 grains, does not soften, media replaced about every 3 years. Size by hardness and people (75 to 100 gallons per person per day); on a well, add 5 grains for every 1 ppm of iron, and above 1 ppm of iron install an iron filter ahead of the softener. The tank ships empty with the control valve, its bypass valve and the brine tank; the resin ships in separate bags and is loaded at install; drain tubing is not included. A licensed plumber typically installs a softener in 2 to 3 hours for about $700 to $800. 5-year valve and 10-year tank warranty. Salt runs about $8 a month. Water Softeners

Hard water leaves white spots on glasses, chalky scale on faucets and shower heads, and scale inside your water heater. A salt-based water softener removes the calcium and magnesium that cause it.

Most homes need the 48,000 grain Fleck 5600SXT ($1,995). With five or more people, or water above about 15 grains per gallon, go to the 64,000 grain ($2,195). We size by your hardness and the number of people, not by bathrooms.

Below about 7 grains per gallon, you may not need a softener at all, and Aidan will tell you so. On a well, iron uses up the softener too: 1 ppm of iron counts like 5 grains of hardness. Above 1 ppm, put an iron filter ahead of the softener, because iron shortens the life of the resin.

Salt-Based Water Softeners (Fleck 5600SXT & 2510SXT)

The softeners most homes buy. The Fleck 5600SXT valve counts the gallons you use and recharges the resin only when it needs to, not on a timer, and the resin is 10% crosslink. Four sizes: 32,000, 48,000, 64,000 and 80,000 grain; most homes need the 48,000. The 2510SXT 64,000 is the higher-flow choice for big homes. Every tank ships empty: the resin comes in separate bags and is loaded at install. Drain tubing is not included.

Salt-Free Water Conditioners (Scale Prevention)

A salt-free conditioner does not soften the water. Its Filtersorb media turns the hardness into crystals that do not stick, so new scale stops forming, with no salt, drain or power. It works up to about 25 grains per gallon. It does not work with iron in the water. The media is replaced about every 3 years, roughly $1,200 to $1,400. Aidan recommends a salt-based softener for most homes; this one is for homes with no drain or a sodium concern.

Not Softeners: Nitrate, Tannin and Sulfate Filters

These run on the same salt-regenerated valve with a different resin that removes one thing: nitrate, tannins (yellow or tea-colored water) or sulfate. They do not remove hardness. Test first, and pair one with a softener if your water is also hard.

About grain numbers: some sellers quote what a brand-new resin bed removes at the highest salt dose, so the same size tank can carry a bigger number. Compare by the resin volume in cubic feet, or text Aidan your hardness and he will size it. Resin with a higher crosslink (10% instead of the standard 8%) lasts longer.

Step 1: Find Your Problem

What are the signs of hard water?

Hard water shows up as white spots on dishes and glass, chalky scale on fixtures and in the water heater, and soap that will not lather. A softener fixes all three. Rust-orange stains, a metallic taste or a rotten-egg smell are not hardness: those come from iron, manganese or sulfur, and each needs its own filter ahead of the softener.

Cloudy spots and film on glasses, dishes and shower doors that come back however you rinse. That is calcium and magnesium drying on the surface.

Soap won't lather, and skin and hair feel dry

Soap and shampoo barely foam, you use more, and a sticky film stays on skin, tubs and tile. The hardness minerals bind with the soap instead of letting it rinse.

Rust-orange stains, metallic taste, or rotten-egg smell

Reddish-orange stains in sinks and toilets, a metallic taste or a sulfur smell come from iron, manganese or hydrogen sulfide, not hardness.

We always recommend testing your water first

We size by your hardness in grains per gallon, and on a well by your iron and pH too. A 53-contaminant certified mail-in lab test reads them all at once, so you buy the right size the first time. We size your system free. $199, ships free.

TEST IT $199 - Free sizing
Step 2: Match Your System

Match your problem to the right system

Find the line that matches your water test and household to see which system to start with. On a well, the order of treatment matters as much as the softener.

Just hard water on city supply, nothing else? One Fleck 5600SXT sized to your hardness is all you need; the sizing chart is below. City water with a chlorine taste too? The carbon tank goes ahead of the softener: see our carbon filter and softener packages. Not sure? Test your water, or text Aidan your water report.

Step 3: Pick a size

What size water softener do I need?

Size a softener on two numbers: your hardness in grains per gallon and the number of people in the home, who each use about 75 to 100 gallons a day. The 48,000 grain suits most homes. Step up to the 64,000 for five or more people or water above about 15 grains, and to the 80,000 for very hard water or a big household. On a well, count each 1 ppm of iron as 5 more grains of hardness. Bathrooms are only a rough guide. Aidan's rule is that bigger is better: a larger tank just regenerates less often.

Grains per gallon (gpg)

The standard unit for water hardness. Anything above about 7 gpg (120 mg/L as calcium carbonate) is considered hard. If your water test reports hardness in ppm or mg/L, divide by 17.1 to convert to grains per gallon. Your gpg is the single most important number for sizing a softener.

Grain capacity

How much hardness a softener removes between regenerations, measured in grains. We size it from your hardness times your household's daily water use (about 75 to 100 gallons per person), with headroom so hard water does not get through before the next regeneration.

Metered (demand) regeneration

Our Fleck valves regenerate based on the water you actually use, not on a fixed timer. That saves salt and water versus a timer softener that regenerates whether you needed it or not. A weekend away costs you nothing; a house full of guests triggers a regen when capacity is genuinely used up.

Flow rate requirement vs max flow

Flow rate requirement is the continuous service flow (in gallons per minute) each size is built to deliver while fully softening. Most homes only peak above that for a minute or two (a shower plus a dishwasher), so the listed requirement is what matters for steady use. Max flow before pressure drop is the short-burst ceiling: push past it and you feel a pressure drop, not a softening failure. Size on your hardness and number of people first, then use these flow numbers as a sanity check.

Installation

We ship it. Your plumber installs it.

We recommend a licensed plumber. A softener usually takes a plumber 2 to 3 hours, often about $700 to $800. The tank ships empty, because a full tank would be damaged in freight: the resin comes in separate bags and goes in through the fill funnel at install. The control valve comes with its bypass valve, and the brine (salt) tank is included. Your plumber supplies the pipe, the fittings and 1/2 inch drain tubing, which is not included. Aidan helps your plumber by phone at 800-460-5810.

What to have ready

  • 1" plumbing with shut-offsInlet and outlet on the cold water main, with valves upstream and downstream to isolate the system for service.
  • A drain nearbyA floor drain, laundry tub or standpipe for the regeneration rinse, with an air gap. Aidan has run drain lines 20 to 30 feet with no issues. The 1/2 inch drain tubing is not included.
  • 120V outletA grounded 120V outlet within reach of the control valve's plug-in transformer, on a circuit that stays on.
  • Room for the brine tankThe 48,000 grain tank is 10 inches across and 54 inches tall, and it sits next to its brine (salt) tank. Leave room to lift a 40 lb bag of salt into it; the brine tank can also sit in front of the softener or in the next room.

What your plumber will do

  1. Set the softener on the cold water main after the pressure tank and after any sediment, iron or neutralizer filters, with the brine tank beside it.
  2. Load the resin: hold the center tube up, pour the resin from its bags through the fill funnel, then thread the control valve and its bypass valve onto the tank.
  3. Plumb the inlet and outlet to the bypass valve, following the IN and OUT arrows, with shutoff valves on both sides.
  4. Run 1/2 inch drain tubing (not included) from the valve to a drain with an air gap, and connect the brine line and overflow to the salt tank.
  5. Open the water slowly, a quarter turn at a time, and flush until it runs clear. Plug in the valve, add salt, set the time of day, your hardness and the capacity, and run a manual regeneration. Aidan texts a video that walks through the settings.

Not sure of your install order? If your well has iron, sediment or low pH on top of hardness, the order matters. Text Aidan your water test and he will lay out the order for your home.

Salt-based softener vs salt-free conditioner: which one actually softens?

5 Bathroom House.
I bought these about 4 years ago and I've been very pleased with them. We had a professional plumber install them and run the pipes. ... After installing the water softener, I no longer have that "squeaky clean" feeling after taking a shower. Instead I always feel a little slick. ... I've very satisfied with this purchase and I would highly recommend it.

FAQ

Frequently asked questions

Our Fleck 5600SXT softeners are $1,495 (32,000 grain), $1,995 (48,000, the size most homes need), $2,195 (64,000) and $2,495 (80,000). The higher-flow 2510SXT 64,000 is $2,495, and the twin tanks are $2,695 and $2,995. Shipping is free to the lower 48 states. A licensed plumber typically charges about $700 to $800 to install one. After that, salt runs about $8 a month.

For most families of four, the 48,000 grain. Size on your hardness in grains per gallon and the number of people: each person uses about 75 to 100 gallons a day. A family of four at 15 grains uses up about 4,500 to 6,000 grains a day, so a 48,000 grain softener regenerates about every 8 to 11 days. With five or more people, or water above about 15 grains, go to the 64,000. On a well, count each 1 ppm of iron as 5 more grains of hardness. Text Aidan your hardness and he will confirm the size, free.

If your water is above about 7 grains per gallon and you see scale, spots or soap that won't lather, yes. Scale shortens the life of water heaters, dishwashers and washers and builds up on every fixture. Below about 7 grains, Aidan's advice is that you can skip it. Send us your water test; if you don't need a softener, we'll tell you.

You add salt, about one 40 lb bag every 30 to 45 days. It needs a drain for the regeneration rinse and an outlet for the valve. And it adds a small amount of sodium as it swaps out the hardness, but it does not put salt in your water. If you watch sodium, an under-sink reverse osmosis system removes it at the kitchen tap. If softened water ever tastes salty, see why softened water tastes salty.

We recommend a licensed plumber. A single-tank softener usually takes 2 to 3 hours, often about $700 to $800. The tank ships empty with the control valve, its bypass valve and the brine tank; the resin comes in separate bags and is loaded at install. Your plumber supplies the pipe, the fittings and 1/2 inch drain tubing, which is not included. Aidan helps your plumber by phone at 800-460-5810.

Only a little. A softener can take out some clear-water iron, but over about 1 ppm we recommend a dedicated iron filter ahead of it, because iron shortens the life of the resin. The order is sediment filter, then iron filter, then softener. A softener does not treat a rotten-egg (sulfur) smell either. If you see rust-orange stains, start with our iron filters and we'll size both together.

A salt-based softener, installed after you test the water and treat any iron, sulfur or low pH. Wells often stack iron, low pH and sediment on top of hardness, and each needs its own filter in the right order, with the softener last. Aidan sets the order from your test. For our picks, see the best water softener for well water guide.

They prevent scale, but they do not soften. A salt-free conditioner turns the hardness into crystals that do not stick to pipes, so the water stays hard and you do not get the soft-water feel. It works up to about 25 grains and not with iron, and its media is replaced about every 3 years for roughly $1,200 to $1,400. Aidan recommends a salt-based softener for most homes; salt-free fits a home with no drain or a sodium concern. More in our salt-free vs salt-based guide.

The tank carries a 10-year warranty and the Fleck valve 5 years, against defects. The resin rarely needs replacing: in Aidan's service work, 10% crosslink resin has lasted 30 to 40 years. What shortens its life is iron above about 1 ppm, which is why an iron filter goes ahead of the softener on those wells.
